Start with the lease and the building, not the model

A wall split changes more than the room. The indoor unit needs pipework, cable and condensate drainage, while the outdoor unit needs a stable position with clear airflow and maintenance access. In a flat, those routes can touch an outside wall, balcony, roof, riser or other part of the building that is not included in the flat owner’s demise.

GOV.UK advises that a lease sets out whether permission is needed for alterations. Read the lease and contact the landlord, freeholder or managing agent before treating a proposed position as available. Written consent may set conditions about appearance, noise, working hours, access, insurance, future maintenance or removal.

Planning and freeholder consent are different

A planning answer does not override a lease, and landlord consent does not replace any planning requirement. Current Planning Portal guidance places conditions on the domestic air-source-heat-pump permitted-development route and highlights protected sites, external positions and noise. Flats need particular care because householder rights do not simply transfer unchanged to every apartment.

Plan a complete pipe, cable and drain route

The shortest visual route may cross a common corridor, structural element, fire-resisting construction or a neighbour’s area. None of those should be assumed acceptable. The route must also protect the building fabric, preserve required fire performance and allow the installation to be sealed and maintained correctly.

Condensate normally needs a reliable gravity fall to an agreed discharge point. A pump can help where a natural fall is impossible, but it introduces sound and maintenance and does not make an unauthorised drain route acceptable. Check outdoor airflow, sound and access

Allow for the floor and installation access

A ground-floor apartment with a private, agreed outdoor space may allow a comparatively simple route. An upper-floor flat can need scaffolding, a tower, specialist access or a different position, and the building manager may control when and how common areas are used.
